Waterfront property in Florida is insanely expensive, it would make the south OC crowd fall to their knees. Insurance in those areas is high enough to cancel out any property tax benefit and eats heavily into the lack of state income tax benefit. If you can swing living on the coast in the “cooler” months (sunburned AF on Christmas Day) and beating feet up to the Blue Ridge Mountains or somewhere similar in the inhospitable Florida summer, you are going to have a good time.
