Told you folks for years San Clemente is Adelanto by the ocean, and here's the proof. The blue area here is designated as an opportunity zone. Most of San Clemente. It is one of only 2 areas South of the 55 in OC to be designated as such. Economically distressed community. A place where investment needs to be prodded with tax incentives because the market of land, jobs and economic activity really needs a boost.

A QOZ is an economically distressed community where new investments, under certain conditions, may be eligible for preferential tax treatment. Localities qualify as QOZs if they were nominated for that designation by a state, the District of Columbia, or a U.S. territory and that nomination was certified by the Secretary of the U.S. Treasury via his delegation of authority to the Internal Revenue Service (IRS)
Back to me. in other words. poor areas that need investment and jobs. How do I know? The Colton place I bought, not surprisingly, is in one. Much of Fresno County, the HD, the IE and yes, ADELANTO are all Opportunity Zones. So if you want to go invest in a poor community, here's the map or Adelanto by the Ocean where you can toss some money to help Grocery Stick and his neighbors. or not. I knew what I saw when I was there, and wasn't just making the name up. Much of that down is a run down dump and this proves it.
